Tile Cleaning & Restoration

At Bayside we offer a complete tile cleaning and restoration service, from a scrub & buff up to a strip & wax. Tile is quickly becoming the largest flooring option for commercial facilities and we are capable of monthly maintenance to total restoration of marble, terrazzo, concrete, wood, and vinyl surfaces.

Our Process

Our monthly service is a scrub & buff which entails the following:

  • Sweep or vacuum all entrance floor mats and then remove them from floor.
  • Remove any items that are stuck to the floor ( such as gum, stickers, etc) and remove all debris from the corners, edges, and under counters.
  • Using an automatic floor scrubber, completely machine scrub the entire floor, using neutral cleaner.
  • Use a wet-mop to detail clean edges, corners, and baseboards.
  • Using a high-speed floor burnisher completely buff all tile surface to a glossy shine.
  • Post dust-mop and vacuum all tile surfaces to remove any additional debris from buffing.

Our quarterly service is a scrub & recoat which entails the following:

  • Sweep or vacuum all entrance floor mats and then remove them from floor. Also remove all lightweight movable fixtures, signage, and displays from the floor.
  • Remove all items that are stuck to the floor ( such as gum, stickers, etc) and remove all debris from the corners, edges, and under counters.
  • Using an automatic floor scrubber, completely machine scrub the entire floor, using neutral cleaner. 2-3 passes may be necessary.
  • Use a doodlebug pad to clean all corners, edges, under fixtures, and baseboards.
  • Allow the floor to completely dry and then apply 2 coats of floor finish to the floor using a flat mop. applicator. Allow the floor to dry in between applications, a minimum of 30 minutes.
  • After the floor has dried completely, carefully replace all items and floor mats to their original positions.

Our annual service is a strip & wax which entails the following:

  • Sweep or vacuum all entrance floor mats and then remove them from the floor. Also remove all lightweight moveable fixtures, signage, and displays from the floor.
  • Remove any items that are stuck to the floor ( such as gum, stickers, etc) and remove all debris from the corners, edges, and under counters.
  • Apply stripper to all VCT flooring using the proper dilution of floor stripper to water. Allow 5 to 10 minutes dwell time. If chemical-free stripping, this step is skipped.
  • Using a low-speed floor machine equipped with a stripping pad, machine scrub the floor. Make several passes over each area as the stripper needs to be worked into the wax to effectively emulsify the old wax. If chemical-free stripping, use a dry stripper to completely remove old wax.
  • Use a doodlebug pad to clean all corners, edges, and under fixtures. Detail clean all baseboards using a doodlebug pad and baseboard stripper.
  • Thoroughly remove all stripper solution using wet-vacs with squeegees. If chemical-free stripping, the old wax is removed with a backpack vacuum.
  • Rinse the floor with clean, cold water twice to ensure all loosened residue is removed from the floor. Change the rinse water after each rinse of the floor.
  • Allow the floor to completely dry and then apply 5 coats of floor finish to the floor using a flat mop applicator. Allow the floor to dry in between applications, a minimum of 30 minutes.
  • After the floor has dried completely, carefully replace all items and floor mats to their original positions.
